North Kamloops, widely known by locals as the North Shore, is one of Kamloops’ most established and diverse neighbourhoods. Located immediately northwest of downtown Kamloops across the junction of the North and South Thompson Rivers, North Kamloops is one of the most densely populated neighbourhoods in the city. It is a community with character, a strong local business scene, and real estate options that attract first time buyers, investors, and families looking for value close to the city core. 

What Makes North Kamloops Different

North Kamloops has been through a quiet transformation over the past two decades. Much of this area has been gentrifying over the past few decades, with a strong community vibe and close proximity to shopping and dining options. That evolution is visible on the main corridors where renovated character homes sit alongside newer infill development and established family properties.

North Kamloops is home to some of the older homes in the Kamloops area, next to the South Kamloops downtown region, due to its location on the flat land on the north side of the city.   

The Tranquille Road corridor is the commercial heart of the North Shore and it has seen meaningful investment in recent years. The Tranquille corridor is home to restaurants, services, the Yew Street Food Hall, Bright Eyed Brewing, and Red Beard Cafe, among other local businesses that give the area a distinct neighbourhood identity that are not found in other neighbourhoods.

The area between the North Thompson River and 12th Street is a particularly walkable community with access to the Rivers Trail, McArthur Island Park, and sandy banks of the Thompson River, along with playgrounds and parks throughout. For families with young children this kind of everyday walkability is a genuine quality of life advantage. 

North Kamloops is also one of the better served shopping areas on the north side of the city. Two larger mall areas serve the north side communities including Northills Mall with Independent Grocer and Shoppers Drug Mart, and a second open mall to the north featuring Safeway, Dollarama and a range of other retailers. These shopping centres serve not just North Kamloops but all of the north side communities including Brocklehurst, Westsyde, Westmount, and Batchelor Heights.

North Kamloops Real Estate Market

North Kamloops offers some of the most accessible price points for detached homes close to the city core, making it a popular destination for first time buyers, investors, and buyers relocating from more expensive markets.

Current market snapshot for homes over the past 24 months (July 2024 to July 2026):

• Single Family Freehold House: median sale price $600,000
• Townhouses: median sale price $390,000
• Apartments: median sale price $335,000

There are a number of homes in the area that have seen substantial upgrades and renovations, and many homes with in-law or legal suites. Legal suites are a significant value driver for buyers who want to offset their mortgage with rental income. 

North Kamloops is one of the strongest areas for real estate investment, with ongoing redevelopment, increasing rental demand, and more affordable entry prices offering excellent potential for long term appreciation and rental income. 

Indy’s Take on North Kamloops

North Kamloops is a neighbourhood I recommend seriously to buyers who want to be close to downtown without paying downtown prices. The value proposition here is real. You can get a detached home with a suite, within walking distance of the river trail and Tranquille Road amenities, at a price point that is simply not available on the south side of the city.

The gentrification phase in North Kamloops is not finished.  Buyers who purchased five to ten years ago have seen meaningful appreciation as the neighbourhood has continued to improve. I expect that trend to continue as the Tranquille corridor matures and new development fills in.

For investors, the combination of affordable entry prices, legal suite potential, and strong rental demand from the broader north side population makes North Kamloops one of the more practical investment neighbourhoods in Kamloops right now.

Transit and Walkability

North Kamloops is just five minutes north of downtown Kamloops, just over the Overlander Bridge. That proximity to the city core makes North Kamloops one of the more transit accessible neighbourhoods in Kamloops, with regular BC Transit routes connecting to downtown, TRU, and other parts of the city. The flat terrain and walkable street grid also make it one of the more pedestrian friendly neighbourhoods on the north side, particularly in the lower sections near the river.

Long Term Outlook

North Kamloops is actively evolving. New condo and infill development along Fortune and Tranquille, combined with ongoing renovation activity in the established residential streets, signals continued investment in this neighbourhood. The City of Kamloops KAMPLAN 2025 Official Community Plan identifies core neighbourhoods like North Kamloops as priorities for infill development and increased density, which supports long term value for existing property owners and investors.

The combination of location, affordability, and momentum makes North Kamloops one of the more compelling neighbourhoods to watch in the Kamloops market over the next decade.
